Step One: Leave the Building, Then Call 911 or Your Gas Utility
If you smell gas near the furnace, get everyone out of the house first, including pets, and walk well away from the building. From outside, call 911 or your gas utility's emergency line. Do not stop to hunt for the source, and do not wait to see if the smell fades. The utility will come out and check the line and the meter, and in most areas they do this at no charge to you. Once the building is safe and the utility has cleared it, that is the point to think about repair. Life safety comes before the furnace every single time. If anyone feels dizzy, nauseous or has a headache, tell the 911 dispatcher. Utilities across Florida, Georgia and South Carolina all run emergency lines for exactly this.
What Not to Do While You Still Smell Gas
Do not flip any light switch, on or off. Do not unplug anything, do not use the garage door opener, and do not start a car parked in an attached garage. A spark is a spark whether it comes from a switch or a doorbell. Leave your phone alone until you are outside and away from the house. Do not light a match or a lighter to look for the source, and do not try to shut off a gas valve at the furnace unless the utility or 911 tells you to. Do not open the furnace cabinet. Gas piping, burners and the control valve are not homeowner territory, and we will not walk you through it over the phone.
Carbon Monoxide Is a Separate Danger
Natural gas is odorized so you can smell it. Carbon monoxide has no smell at all, which is why a detector matters. If your CO alarm sounds, treat it the same way: everyone outside, then call 911 from a safe distance. Do not go back in to open windows or reset the alarm. Symptoms that clear up when you step outside and come back when you go in are a strong sign. A cracked heat exchanger, a blocked flue or a bird nest in the vent can all push combustion gases into the house. Put a CO detector on every floor and near sleeping areas, and replace them on the schedule printed on the unit.
After the Utility Clears the House, Call Us
Once the gas utility has been out and told you the house is safe, call us for the repair side. We handle heating repair and furnace repair for homeowners across Florida, Georgia and South Carolina, and we work on gas furnaces, heat pumps and the electric strip heat that backs them up. Utilities usually red-tag the furnace and shut it off rather than fixing it, so you will be without heat until someone gets in there. Tell us what the utility found and whether anything was tagged. We will check the burners, the gas valve, the heat exchanger and the venting, and we will tell you plainly what we see.
Smells That Are Not a Gas Leak
Not every odor at the furnace means gas. The first burn of the season usually smells like hot dust burning off the heat exchanger, and it clears within twenty or thirty minutes. A musty smell often comes from the coil or the drain line and points to an indoor air quality issue rather than combustion. Burning plastic or an electrical smell means shut the system off at the thermostat, flip the breaker, and call us. What you should never talk yourself out of is rotten egg or sulfur. That is the additive in natural gas and propane, and it deserves the full evacuation routine even if it turns out to be nothing.
Keeping It From Happening Again
Most gas smells trace back to something that shows up during a routine heating check: a loose union at the gas line, a corroded connector, a cracked heat exchanger, or a flue that has come apart at a joint. A fall inspection before you run the heat is the practical fix. We look at combustion, draft and the venting path, and we clean the burners so they light the way they should. If your furnace is older and you have already had one gas call, tell us. That history changes what we look at first, and it helps us give you a straight answer about whether repair still makes sense.
Smelling Gas at Home — common questions
Is a faint gas smell near the furnace still an emergency?
Treat it as one. A small leak can build up in an enclosed closet or crawlspace. Get everyone outside, call 911 or your gas utility, and let them measure it. Faint is not the same as safe.
Can I turn off the gas myself at the furnace?
Only if 911 or the gas utility tells you to and you are already safely able to reach it. Otherwise leave it alone and stay outside. Turning valves in a space with gas present is not worth the risk.
Why did the utility shut off my furnace instead of fixing it?
Gas utilities are responsible for the line up to your equipment, not the furnace itself. They stop the hazard and tag the unit. Repair on the furnace side is our work, so call us once the house is cleared.
How it works
- Step 1
Tell us the symptoms
You describe what changed. No cold air, a breaker that keeps tripping, water near the air handler, a smell, a noise. That gives us a head start on parts before we ever leave the shop.
- Step 2
We diagnose on site
A technician checks the thermostat, the electrical side, airflow through the filter and coil, refrigerant behavior and the outdoor unit. We look at the whole system, because a frozen coil usually points somewhere else.
- Step 3
You decide the repair
We explain what failed, what it takes to fix it, and how long the rest of the system is likely to hold up. You pick the repair. We do not start work you did not approve.

Why homeowners call us
- Rural routes are normal for usWe drive long stretches between calls and we plan for it. Trucks carry the common heat pump and air conditioner repair parts so a diagnosis does not turn into a second trip on a hot afternoon.
- Heat pumps and sandy soilMost homes we visit run a heat pump, and sand, lawn clippings and pollen pack the outdoor coil fast. We clear it, check the defrost side in winter, and show you what we found before we close it up.
- Well water housesHomes on well water bring their own quirks, from pump-driven electrical noise to hard water on drain lines and condensate pans. We know where those systems clog and where the slow leaks hide.
- Heating repair tooCold snaps in this region are short and hard. We do heating repair and heater repair on heat pumps, strip heat and furnaces, so one crew handles your system in July and again in January.
- All major brands, gas & electricOne independent crew for Carrier, Trane, Lennox, Goodman, Rheem and more.
- Straight answersIf a system is not worth repairing, we say so, often right on the phone.
