What the job involves
We start at the air handler and work outward. Registers and grilles come off, then we run brushes and a negative air vacuum through the supply and return runs so debris pulls toward the machine instead of into the house. Flex duct gets gentler treatment than sheet metal, since a rotary brush will tear a liner. We clean the blower wheel and the return plenum too, because that is where most of the buildup actually sits. Then we put everything back and run the system with you watching.
What we check while we are in there
Ductwork out here takes a beating. In attics and crawl spaces we find crushed flex, disconnected boots dumping cooled air into the insulation, torn liners and tape that gave up years ago. We check static pressure and look at the filter slot, because a leaky filter housing pulls attic dust straight past the media. We also look for moisture staining, which usually points to a condensation or airflow problem rather than dirty ducts. Sealing and repair fixes more comfort complaints than cleaning does, so we report what we find.
How we decide it is the right call
If you can see debris in the ducts, if a rodent or an animal has been in the system, or if construction dust went through the return during a remodel, cleaning makes sense. If the complaint is uneven temperatures, high humidity or dust that returns in a week, the answer is usually duct leakage, undersized returns or a filtration issue. We will say so instead of selling a cleaning that will not help. Sandy soil and humid summers give us plenty of real problems to find.

How often do air ducts need cleaning?
There is no fixed schedule. Most homes go many years without needing it. We recommend cleaning when there is visible debris, animal activity, or construction dust in the system, not on a calendar basis.
Will duct cleaning help my allergies?
Sometimes, but filtration and sealing usually matter more. If dust comes back quickly after cleaning, the ducts are pulling unfiltered attic or crawl space air, and repair is the real fix.
Do you use chemical sanitizers or foggers?
We do not fog ducts as a default. If we find mold-like growth, we want to find the moisture source first, because spraying a wet duct only delays the same problem coming back.
