Safe things to check first
Worth a look before you call — sometimes it saves you the visit.
- 1 Check the thermostat or remote settings and put fresh batteries in the remote before anything else.
- 2 Look at the breaker panel and any outdoor disconnect for a tripped breaker.
- 3 Pull the washable filters out of each indoor head and rinse the dust off, or replace them if they are torn.
- 4 Clear leaves, grass clippings, pine straw and lattice from around the outdoor unit so air can move through it.

Can you repair just one indoor head on a multi-zone system?
Often yes. Many faults are local to one head, like a blocked drain, a dirty blower wheel or a bad indoor sensor. We test that zone against the others first, then confirm whether the outdoor unit is also involved before we quote the repair.
What does a blinking light on my mini-split mean?
It is a stored error code, and the flash pattern points to a family of faults such as a sensor, communication loss or high pressure. Count the flashes and tell us when you call. That one detail often tells us what parts to bring.
Why does my mini-split leak water indoors?
Almost always a condensate drain problem. Ductless heads drain by gravity through a small line, and algae, dust or a sagging hose backs the water up into the pan until it spills over the edge. We clear the line and check the slope.
How often do ductless systems need cleaning?
Rinse the filters monthly, especially in dusty or sandy areas. The blower wheel and coil need a deeper cleaning far less often, but on the systems we see out on rural routes it makes a real difference to airflow and to that musty smell.
Is it worth repairing an older mini-split?
It depends on what failed. Drains, sensors, capacitors and boards are usually worth fixing. A failed compressor on an older single-zone head is a harder call, and we will lay out the repair against replacement so you can decide.
Can well water or sandy soil affect my outdoor unit?
Sand and grit work into the coil and the fan area, and sprinkler spray from well water can leave mineral crust on the coil fins. Both cut heat transfer. We clean the coil and check the pad and clearance when we are on site.
