What a seasonal visit actually involves
We spend real time with the system rather than glancing at it. That means checking refrigerant performance, electrical connections and contactors, blower operation, drain lines, and the temperature difference across the coil. On the heating side we look at heat pump reversing valve operation and auxiliary heat staging, or gas heat performance where you have it. We clear the outdoor unit, wash the condenser coil, change or check the filter, and walk you through what we found before we leave. No surprises added on later.
What we check and what we sometimes replace
Common items we swap during a visit include filters, capacitors that are reading low, worn contactors, thermostat batteries, and clogged or sagging condensate drain lines. On homes with well water and sandy soil, outdoor coils pick up grit and iron staining faster, so coil cleaning matters more across the region than the manuals suggest. We also check duct connections in the attic, since a loose boot loses cooling you already paid to make. Anything larger, we quote before touching it.
How we decide seasonal maintenance is the right call
If your system is cooling and heating but the runtimes are getting long, the electric bill is drifting up, or you have not had anyone look at it in two or three years, maintenance is the right visit. If you are already short of cooling, hearing grinding, or smelling something burning, that is air conditioning repair or heating repair instead and we treat it that way. We will tell you honestly if a system is old enough that a tune-up only buys you a season.

How often should I schedule seasonal maintenance?
Twice a year works best in our climate, once in spring for cooling and once in fall for heating. Heat pumps run nearly year round here, so both visits matter. One visit a year is still better than none.
Can I do the maintenance myself?
You can change the filter, keep grass and leaves clear of the outdoor unit, and make sure vents are open. Refrigerant, gas and high-voltage work needs a technician with gauges and meters, so leave that part to us.
Will maintenance stop my AC from breaking down?
It will not stop everything, but it catches weak capacitors, dirty coils and clogged drains before they strand you in August. Most emergency AC repair calls we run had a warning sign a tune-up would have found.
