What the Water Is Actually Telling You
Water under a furnace almost always means condensate is escaping somewhere it should not. Two systems make condensate in a typical home. A high efficiency gas furnace produces acidic water as part of normal burning, and it needs a drain. The indoor coil sitting on top of or beside that furnace produces water every time the AC runs. In much of our region the AC runs ten months a year, so a puddle in January still often traces back to the cooling side. The water itself is a symptom. The blockage or crack behind it is the repair.
Clogged Drain Line or Full Drain Pan
This is the cheapest and most common cause, and we see it constantly. Dust, algae and slime build up inside the condensate line until water backs up, fills the pan and spills over the edge. Homes on well water sometimes see heavier mineral scale in the pan, which makes the crust worse. If there is a secondary float switch and it is working, the system shuts down before the water gets far. If that switch is missing or stuck, the pan just overflows onto the floor. Clearing and flushing the line, then cleaning the pan, usually solves it in one visit.
Humidifier, Coil and Cracked Pan Problems
Next in cost comes hardware. A whole-home humidifier tied into the ductwork has its own water feed and drain, and a stuck valve or split saddle line will leak steadily whether the furnace is heating or not. Drain pans rust through, and plastic secondary pans crack when someone steps in them during an attic job. A dirty coil freezes into a block of ice, then dumps all that melt past the pan when the blower stops. If the puddle appears only after long AC runs, we look hard at airflow, filters and refrigerant charge as the reason the coil iced in the first place.
Flue, Venting and Heat Exchanger Issues
The expensive family is combustion related. A high efficiency furnace vents through PVC and drains the water that condenses inside it. If that internal drain, the collector box or the inducer housing cracks, water leaves the cabinet and lands on the floor and sometimes on the control board. On an older mid efficiency furnace sharing a metal flue, condensate forming in the vent points to a venting problem, which can also mean combustion gases are not leaving properly. If you ever smell gas or a carbon monoxide alarm sounds, leave the house first, call 911 or the gas utility from outside, then call us.
Safe Checks Versus What We Do
You can do four things safely. Set the thermostat to off, change a filter that looks gray or matted, confirm supply and return vents are open and not blocked by furniture, and check whether a breaker has tripped. Clear leaves and grass clippings away from the outdoor unit while you are at it. Leave the gas valve, the refrigerant circuit and anything behind an electrical panel alone. When we arrive for air conditioning repair or furnace repair we pull the blower door, scope the drain with pressure or vacuum, test the float switch, inspect the heat exchanger and pan, and check static pressure so the same clog does not come back in six weeks.

Can I keep running the furnace with water under it?
We would not. Water near a control board, blower motor or gas valve invites a bigger failure and a shock hazard. Switch the system off at the thermostat, dry the area and call us for heating repair.
Why is there water under my furnace in the summer?
Because the indoor cooling coil usually sits in the same cabinet. Every hour the AC runs, that coil sheds water into a pan and drain line. A clog or cracked pan there puts the puddle under the furnace.
Is a shop vacuum on the drain line enough to fix it?
Sometimes it clears a soft clog at the outside end, and that is a safe thing to try. It does not clean the pan or find why the line clogged, so recurring puddles still need a technician.
