What Skipping Maintenance Actually Does to Your System
Neglect does not break a system in one day. It grinds it down. A dirty filter starves airflow, so the indoor coil runs colder than it should and starts icing. A coil packed with grass clippings and sand makes the compressor work against pressure it was never built to hold. Capacitors weaken in the heat, contactors pit and burn, and a slow refrigerant leak keeps going until the system cannot cool at all. On heat pumps in sandy soil across our region, we also see outdoor coils sandblasted dull and drain lines clogged with algae. Every one of those started small and cheap.
What a Real Tune-Up Includes
A proper visit has numbers attached to it. We check temperature split across the coil, measure amp draw on the compressor and blower motor, test capacitor microfarads against the rating stamped on the case, and read refrigerant pressures against outdoor temperature. We wash the outdoor coil, clear the condensate drain, inspect the blower wheel for dust buildup, tighten electrical connections, and confirm the thermostat is calling for and getting what it asks for. On heating equipment we inspect the heat exchanger and check safety controls. You should get told what the readings were, not just that everything looked fine.
The Simple Habit That Prevents Most of It
Change your filter and keep the outdoor unit clear. That is most of the battle between visits. A one inch filter usually needs replacing every one to three months depending on pets and dust, and a thicker media filter runs longer. Write the date on the cardboard edge with a marker so you are not guessing. Outside, pull weeds and leaves back about two feet on all sides and hose the grass clippings off the fins with plain water. Walk your vents once a season and confirm they are open, including the ones under furniture. That is the whole homeowner list.
How Often to Schedule Service
Twice a year is the standard we work from, and in Florida, Georgia and South Carolina that means cooling service in spring and heating service in fall. If you run a heat pump, both visits matter equally because the same equipment works year round with no off season. Homes on well water sometimes have iron or sulfur in the air handler area, and dusty rural roads load filters faster, so a mid-season filter check is worth the two minutes. If you only ever book one visit, make it spring. Cooling season here is long and it is what runs the compressor hardest.
Warning Signs You Are Already Past Maintenance
Some symptoms mean it is repair time, not tune-up time. Call us if the outdoor unit hums but the fan does not spin, if you hear a hard click and then nothing, if the air coming out is barely cool with the system running nonstop, or if you see ice on the refrigerant lines. Water around the air handler, a burning smell, or a breaker that trips again after you reset it once all need a technician. If you ever smell gas or your carbon monoxide alarm sounds, leave the house first, call 911 or your gas utility from outside, then call us for the air conditioning repair or heating repair work.

Will a tune-up fix my AC if it is already not cooling?
Usually no. A tune-up is preventive. If the system is already not cooling, you need a diagnostic visit to find the failed part or leak first. We can perform maintenance after the air conditioner repair is done.
Does maintenance stop refrigerant leaks?
It does not stop them, but it finds them earlier. Pressure and temperature readings taken twice a year show a slow loss before the system quits on you in July, which usually means a smaller repair.
Is a tune-up worth it on an older system?
Often yes, because an older compressor is less forgiving of dirty coils and weak capacitors. Maintenance will not add years back, but it keeps a tired system running through the season instead of failing mid-summer.
